While we look out and see the trees changing color all around us, you will also notice the trees on our property at 889 Clinton Springs being taken down. This marks the beginning of the long-awaited site preparation for the new Belvedere Parking Lot. It is a necessary and not inexpensive first step in the development of the Lot next spring.
An application for a “conditional use” zoning classification for the new lot was filed with the City in September. We expect a favorable decision in November.
We invited four developers to bid on the development of the new parking lot in September. The Board, with the participation of Towne, reviewed the bids and is currently negotiating with Jostin Construction to be the General Contractor for the development of the parking lot in Spring, 2022.
You may have heard pounding coming from the roof. That was due to a change in OSHA regulations requiring that permanent anchors be affixed to the roof of a high rise building to ensure the safety of those working on scaffolding. We had to get that done because we need to repair the decorative steel cornice that is beginning to rust, to re caulk and seal the sandstone joints and to repaint the entire roof area. The bids submitted for that work were much higher than anticipated and we are now rebidding that work in an effort to reduce the cost.
The Restated and Amended Declaration and By-Laws will be ready to be recorded and become effective as soon as the mortgage companies that hold mortgages on units at the Belvedere respond to our notice of the change. We will then give notice and hold the Special Meeting for the Board to exercise the proxy that 80% of the unit owners granted to approve them.
We are aware that the front parking lot needs to be striped and paved. That work too is included in our Association budget for next year.
We hope and are tentatively planning for an “enhanced” Holiday Gathering this year. The Covid numbers appear encouraging. If the downward trend of new cases and the upward trend of vaccinations continues, we will have a lot to celebrate!
